We count 9 calendar months from the last rent increase date.
If rent has never been increased, we count from the tenancy start date.
Once 9 months have passed, a rent increase notice can be issued.
Important legal notes:
• Rent cannot be increased within the first 12 months of a tenancy.
• Rent can only be increased once in any 12-month period.
• We use 9 months to allow 3 months' notice (only 2 months' notice is legally required).
• We give 3 months so that if the tenant does not agree and would rather move, they have time to give us 2 months' notice.
• Even if a rent increase has been verbally agreed, you must still serve a formal Section 13 notice with at least 2 months' notice.
